Charming B&B business on edge of historic and busy market town
A substantial house with 7 letting bedrooms and 4 rooms set aside for owners
Wye Valley Area of Outstanding Natural Beauty
T/O around £48,000 from 6 rooms and mostly during the Easter to October season
£340,000 - freehold

The Radcliffe is a charming 17th century property in a terrace of other period buildings. From the front this looks little more than a three or four bedroom family home, but in fact, with a 20th century extension on the back, there are seven letting bedrooms, four rooms for owners, breakfast room, kitchen, and a large laundry - much more than meets the eye. Some of the rooms have wonderful views out over open countryside, it is a very pretty part of the world, and it is run along entirely B&B lines. The Wye Valley is an Area of Outstanding Natural Beauty adjacent to the Forest of Dean and between the Black Mountains, the
Malvern Hills and the Cotswolds. The historic market town of Ross-on-Wye is delightful, stands on a sandstone cliff and overlooks a loop in the river. It has been an important town for a long time, King Stephen granted a charter to establish a market in the 12th century and there is still a market today and continues to be a busy commercial centre. It is also easy to get there, the M50 provides direct access from the Midlands via the M5 and joins the A40 dual carriageway near to Ross and goes past Monmouth to Newport and on to South Wales. Our clients bought the business in 1999 and over the last couple of years have spent a considerable sum refurbishing the letting bedrooms including improving the electrics, replastering where necessary, redecorating and replacing the soft furnishings and some furniture. Although they don’t close, the current owners don’t actively chase trade in the quieter months as it suits their lifestyle to be low key during the week, which gives new owners 5 months of the year to either pursue other interests or develop the business further.

THE PROPERTY
Believed to date in part from the 17th century, the accommodation is laid out on lower ground, ground and two upper floors. A later extension, built circa 1970, makes the property an L-shape. The elevations are rendered and colour washed with a mixture of flat roof and slate. Grade II Listed. Conservation Area.

PUBLIC AREAS
A wide Entrance Hall from the street leads through to the Breakfast Room in the middle of the property. The Lounge is retained for the exclusive use of the owners.

LETTING BEDROOMS
7 Letting Bedrooms to sleep 18 (4 double, 3 family) 6 rooms are en suite with shower, the 7th, which is currently used by a family member, has a private bathroom across the hall. Each room has central heating radiator, colour television and tea/coffee making facilities. 2 of the larger rooms have delightful views across the River Wye.

OWNERS' ACCOMMODATION
On the second floor is a double bedroom with en suite shower room, a single bedroom and a further room which is used as an office, but it could be a bedroom. The lounge on the ground floor at the front of the property is used exclusively by the owners.

SERVICE AREAS
Domestic kitchen. There is a substantial utility room on the lower ground floor. Store room. Outside is a small courtyard with double gates on to a private lane.

TRADE
Bearing in mind the restricted trading style, a trading profit and loss account for the year ended 30th November 2006 shows turnover £43,676 and an adjusted trading profit of around £19,000. For 2007 turnover was £46,800 and £48,000 for 2008, they have taken more in the past. This was generated from 6 of the available 7 rooms as well.

PRICE
£340,000 for the freehold property complete with goodwill and trade contents (according to inventory), excluding personal items, stock at valuation.

DIRECTIONS
When approaching Ross-on-Wye from the A40 use the Wilton roundabout exit, drive through the village of Wilton and over the delightful sandstone bridge. Just as the road starts to climb towards the town turn left on to Wye Street, which runs through the meadow adjacent to the RIver Wye. As the road climbs and turns Radcliffe House is in front of you.
