Cafe in Porth - 2,3,4 Station Street, Porth CF39 9NR

The cafe has been running for over 60 years and is traditionally the best and biggest cafe in Porth. It started life under the famous Italian Bacchettas when it was a thriving cafe, delicatessen, evening function room and confectioners. More recently it was owned by a couple who ran a more traditional Welsh cafe until they split up and I acquired the property.

I have completely renovated it, with brand new floors, walls, ceilings and fittings. It is fully equipped with counters, display fridges, tables, chairs, wall pictures and a fantastic stainless steel fitted catering kitchen with:

1.5 metre display fridge
6-ring gas burner
double deep-fat frier
large electric griddle
bain-marie
3 sinks
washing machine
gas combi boiler
3 catering larder fridges
3 catering freezers
stainless steel work benches
full set of crockery and cutlery and utensils

I foolishly thought that I could run the business myself from afar by employing some staff and leaving them to run it, but this didn't work out as I am too far away to have a presence in the business. When I ran it, we were taking between £200-£300 per day, more on carnival days and holidays. I had a buyer in May and he didn't want my staff so I let them all go, and then he pulled out! I then closed the business and gave it to a local estate agent, but have had no joy. I then put it on the Internet at a silly price to get some interest and I have had a lot of enquiries!

The business needs an owner-occupier to take control and move it forward. It has a high street location, next to Barclays and LloydsTSB banks, and it is on the road to the train station, so capturing that passing trade. There is a lot of scope to develop the take-away service, buffet service, evening meals and Sunday dinners. Porth is a bigger Welsh Valley town with a thriving high street.

The deal is £5000 premium to pay for taking the premises and the cafe name and reputation. The lease terms are all negotiable as this will be a brand new lease. The initial rent will be £250 per month for six months increasing to £500 after six months.

As the business is no longer trading, there are no accounts available.

There is an adjacent unit that has not been renovated yet, which can be used as a separate business or part of the cafe, either straight away or at a later date.

There are also three two-bedroomed flats above, which are available at a reduced rent of £295 pcm. They are brand new refurbished flats which are light and airy.

I went to show someone round last week and unfortunately some mindless vandals have been in and made a mess. My builders are currently working to mend the holes in the wall so they should be finished this week!

I am arranging two viewing dates for anyone who wants to come and have a look at the cafe premises and the surrounding area. These are:

Thursday 22/10/2009 12:00
Saturday 24/10/2009 12:00

If you are interested in booking a viewing on either of these dates then please do get in touch.

Best wishes, Helen Webberley

Property:

This is a brand new lease so all terms negotiable. Ideally, a 15-25 year lease. The rent is £250 per month for six months increasing to £500 per month. £5000 premium payable.
Leasehold rent:
£3,000 per annum
Living accommodation:
Two-bed flat can be offered if needed.
Location:
This is a town centre cafe, by far the largest and most successful in town. It is town centre and close to the train station giving all day footfall.
Premises details:
Large, fully equipped cafe with all that you need to start a business. It has furniture, lighting, heating, display fridge, freezers, fridges, six burner gas cooker, double fat fryers, griddle, stainless steel walls, catering flooring, combi boiler, extraction system, crockery, cutlery etc etc
Size in square feet:
300

Expansion potential:
The business needs to be taken on and more customers encouraged in. There is huge scope for take-away, delivery, buffet, parties, weddings, cake-making etc. There is no restaurant in the town, so an evening trade could be very successful. This would be ideal to continue as a traditional cafe, or to convert it into a Chinese or Indian or Italian restaurant. The unit next door is also available and would be great as a cafe extension or as a sandwich bar, Internet cafe, Delicatessen, ice-cream parlour, confectionist etc!!
Planning consent:
A3 planning consent with adjacent retail store if needed.
Competition / Market:
This is the biggest A3 unit in town and by far the cleanest and most modern!!
Support & training:
I am happy to support and guide any new business owner.
Reasons for selling:
This business really needs someone to go in and take it forward and I can't do this from afar. I am a doctor and want to resume my medical career, and keep the building as my investment, and allow someone else the joy of the leasehold and the business opportunity.
Owner financing:
Owner financing is available. Please contact the seller for more information.
Financing available:
The premium is £5000 which can be paid in installments.
Furniture / Fixtures value:
£25,000 (included in the asking price)
