Fairview Property Ltd is a Linlithgow based Letting Agency which has been running for 3 years.

Due to the arrival of a new member in the family and consequent time constraints we are now looking to either sell the Company as a whole, or sell off shares in the business.

We have recently handed back management of the majority of the properties on our books to previous clients, and currently retain management of 6 properties (in Bathgate, Livingston and Glasgow). We are also currently marketing a 7th property in Polmont, with the potential for full management should a tenant be secured.

The business has an established, bespoke web site complete with corporate branding, linked into Lettingweb, one of the 3 main letting portals. All properties are managed via the Lettingweb site, and are automatically linked into our own web site (which additionally has full content management).

Our internet presence currently generates a current average of 16 new Landlord enquiries per month, the majority of these coming from landlords in Edinburgh.

In addition the business uses UK industry standard letting agency software (CFP Winman) which is used to track all client/property/rental activity and transactions.

We would be happy to consider selling the whole Company, or alternatively look to sell shares to an investor who would also take on the day-to-day running of the business.

Option 1 – Sell the Company for £10,000.
Option 2 – Sell up to 45% shares in the business, and pay a salary (after a period of time) in return for taking over the day-to-day management of the businesses (excluding accounts). See attached draft proposal for this option.

Currently receiving an average of 16 new Landlord Enquiries per month, mainly from Edinburgh Landlords.

Support & training:

Handover training will be provided in the use of our lettings software (CFP Winman) as well as our accountancy package (Sage). All existing documentation including Lease Documentation, Landlord/Tenant Application Forms, Agency Agreement etc will be provided. Ongoing support of the lettings software will included in an annual support contract in place with the software provider.
